Applicants who want to acquire Turkish citizenship by purchasing real estate must complete the following steps after determining the real estate they want to buy.
Real Estate Sales
1. The current owner of the real estate must not be a foreigner first. Related Real Estate must be purchased either from a Turkish citizen or from a Turkish company.
2. For real estate, an Expert report should be obtained from real estate appraisal institutions authorized by the CMB (Ministry of Environment and Urbanization recently).
3. Real estate or real estates (can be more than one) must have a total value of 250,000 USD or more. The calculation of this price is based on the central bank sales effective rate (15.30 hours) before the application date for the title deed sale.
4. The cost of the relevant real estate must be paid through the bank. A transfer must be made from the account of the buyer or the buyer's proxy (can also be a blocked check) to the accounts of the seller's or the seller's affiliates, which are proven by a notary agreement.
5. On request, VAT exemption can also be used for first sales.
6. In the sales price; The sales price of the expert, bank receipt and title deed must be at least USD 250,000.
7. On the day of the title deed sale, an annotation may not be sold for 3 years, and later this annotation request; may be requested from the relevant land registry office.
8. Although foreigners have received their passports from their country of citizenship; A certificate of nationality is requested for foreigners whose nationality is not written in their passport due to the confusion in the land registry office. This document must be approved by the Ministry of Foreign Affairs or Apostille.
9. After a 3-year indispensable annotation is placed on the real estate, a "Certificate of Conformity" is sent from the Land Registry Directorate on the foreigner recognition form or to the e-mail address specified later in 3-15 days.
Residence Certificate Application;
After the certificate of conformity sent from the Land Registry Directorate to the e-mail address, together with this document, 31/1 m. Residence certificate (Investor residence) application is made within the scope of subparagraph J.
1. Health insurance is required for foreigners under 65 years of age in the application.
2. On the day the application is made, the process is completed. Then, the applicant foreigner is entitled to apply for citizenship with his family.

Before starting all these procedures, a POWER OF ATTORNEY, which was created by a notary public, authorized by the lawyer, is required by the investor and his spouse (consent for the transition of their children to Turkish citizenship if they do not want co-citizenship).
